The inspection that pays for itself

A wind mitigation report costs less than a weekend away and can take a meaningful amount off a Florida property premium. Most homes here have never had one filed.

Of everything that goes into a Florida property quote, the roof does the most work, and a wind mitigation inspection is how you prove what your roof is. Florida insurers apply a credit for each qualifying feature you can document, which makes this one of the few inspections that reliably returns more than it costs.

What the inspector is looking at

Five things, in practice. The roof covering and when it was permitted. The roof deck attachment, meaning how the sheathing is fixed down. The roof-to-wall connection, which is whether the roof is held on by clips, wraps or nails. The roof shape, because a hip roof behaves differently in wind to a gable. And secondary water resistance, a barrier under the covering that limits what gets in if the covering goes.

Opening protection is the sixth, and it is about the windows and doors rather than the roof: whether they are rated to survive an impact, and whether every opening is protected rather than most of them. Partial protection generally earns nothing, which surprises people who have shuttered three sides of a house.

Get it before the quote, not after

An agent who has the report can rate the house on what it is. An agent without one has to assume, and the assumption is never generous. That is the single most common reason a Southwest Florida homeowner is quoted more than their neighbour for a comparable house: not that the house is worse, but that nobody ever documented that it was better.

Reports have a shelf life, usually a few years, and a new roof resets everything on the form. If you have re-roofed since the last inspection, a fresh report is very likely worth commissioning before your next renewal rather than after it.
