The agency

How do I know what coverage I need?
We ask what you own, who drives, where you live, and what you could not afford to replace. Then we quote two or three carriers and explain the difference in plain terms, including where a cheaper policy leaves you exposed. There is no obligation at the end of it.
Can I bundle auto and home?
Usually, yes. Most carriers we place with discount both policies when they sit together, and an independent agency can bundle across carriers rather than only within one. Whether it works out cheaper depends on the two policies, and we will show you both figures.
What do you need from me for a quote?
For auto: the drivers, the vehicles, and your current declarations page if you have one. For home: the address, the year built, the roof age, and any wind mitigation report. That is enough to start; anything else we will ask for as we go.
How quickly can coverage start?
Often the same day. Binding depends on the carrier, the line of business, and any inspection the policy requires, so a home policy on an older roof takes longer than an auto policy. Tell us the date you need and we will work to it.
Can I insure a car at the dealership before I drive it home?
Yes. Two of our four desks are inside Naples dealerships, so the policy can be written and bound while the paperwork on the car is being signed.

Auto Insurance

Is Personal Injury Protection required in Florida?
Florida is a no-fault state, so drivers are required to carry Personal Injury Protection and Property Damage Liability. PIP pays a share of your own medical costs after a crash regardless of who caused it. Ask us what the current statutory minimums are and whether they are anywhere near enough for what you drive.
Does the Florida minimum include bodily injury liability?
Florida’s compulsory minimum is unusual: for most drivers it does not include bodily injury liability, which is the coverage that pays for injuries you cause to someone else. Without it, one at-fault crash can reach your savings. We quote it as a matter of course and show you what it costs.
Should I add uninsured and underinsured motorist coverage?
Florida has one of the highest uninsured-driver rates in the country, and PIP alone will not make you whole if the other driver has nothing. Uninsured and underinsured motorist coverage steps in when the at-fault driver cannot pay. We price it alongside every quote so you can see the difference.
Can I be insured at the dealership before I drive the car home?
Yes. Two of our four desks sit inside Naples dealerships, so a policy can be written and bound in your name while the paperwork on the car is still being signed. We are also happy to quote a car you have not bought yet, so the insurance figure is on the table while you are still negotiating.
Is rideshare or delivery driving covered by a personal auto policy?
Usually not. Most personal auto policies exclude driving for hire, and the coverage the app provides often leaves gaps between periods. Tell us if you drive for a platform and we will place a policy with the right endorsement, rather than find out after a claim.

Home Insurance

Does a homeowners policy cover flood damage?
No. Flood is excluded from every standard Florida homeowners policy and has to be bought separately, either through the National Flood Insurance Program or a private flood carrier. In Lee and Collier counties that is not a formality, check your flood zone and your elevation certificate, and let us quote it.
What is a hurricane deductible and how is it different from my regular deductible?
Florida policies carry a separate deductible for hurricane damage, set as a percentage of your dwelling coverage rather than a flat dollar amount, so it is usually far larger than the all-other-perils deductible. It applies only once a storm is named and the trigger conditions in your policy are met. We will show you the percentage options and what each one does to the premium.
Can a wind mitigation inspection lower my premium?
Often, yes. A wind mitigation inspection documents roof shape, roof covering, roof-to-wall attachment, secondary water resistance and opening protection, and Florida insurers apply credits for each feature you can prove. The inspection is inexpensive relative to what it can return. Send us the report and we will re-rate the policy.
What is Citizens Property Insurance and would I be placed with it?
Citizens is the state-created insurer of last resort. Eligibility is set by statute and changes: broadly, it is for homes that cannot obtain comparable private-market coverage, or where the private quote exceeds the threshold the legislature has set. We shop the private market first and tell you plainly if Citizens is the honest answer.
Should my roof be insured at replacement cost or actual cash value?
Replacement cost pays what it costs to put the roof back. Actual cash value subtracts depreciation for the roof’s age, and on an older roof that difference can be most of the claim. Carrier rules and Florida law limit which option is available by roof age and material, so this is a conversation to have before renewal rather than after a storm.
Do condo and renters policies work the same way?
No. A condo policy (HO-6) covers what the association’s master policy does not, typically everything inward from the studs, plus your contents and liability. A renters policy (HO-4) covers your belongings and your liability but none of the building. Both still exclude flood.

Commercial Insurance

Does Florida require my business to carry workers' compensation?
It depends on the industry and the headcount, and the construction trades are held to a stricter threshold than everyone else. Getting this wrong is a compliance problem, not only a coverage one. Tell us what the business does and how many people work in it and we will tell you where you stand.
Is hurricane and flood damage covered by a commercial property policy?
Named-storm wind damage is generally covered, subject to a separate percentage hurricane deductible in the same way as a home policy. Flood is not, it is a separate policy for a commercial building just as it is for a house. Storm surge is flood, not wind, and that distinction is the one that surprises people.
Do I need commercial auto if my staff drive their own vehicles?
Very possibly. A personal auto policy can exclude a claim that happens while the driver is working, which leaves the business exposed. Hired and non-owned auto coverage is the usual fix and it is inexpensive. If anyone runs errands, makes deliveries or drives to job sites, raise it with us.
What does business interruption cover after a storm?
Business interruption replaces income lost while you cannot trade, but almost every policy requires direct physical damage from a covered peril before it responds. A power cut, a closed road or an evacuation order on their own are often not enough. The wording matters, and we will read yours with you.
Why does a contract ask for a certificate of insurance?
A certificate is evidence that the coverage a contract requires is actually in force, usually with the other party named as an additional insured. Most commercial work in Southwest Florida will not start without one. Send us the contract’s insurance clause and we will make sure the policy satisfies it.

Boat Insurance

Does my homeowners policy cover my boat?
Only in a very limited way. Homeowners policies typically extend to small, low-powered boats and cap the amount severely. Anything with real value, real horsepower or real liability exposure needs its own watercraft policy.
Agreed value or actual cash value: which should I take?
An agreed-value policy pays the figure written into the policy if the boat is a total loss, with no argument about depreciation. Actual cash value pays what the boat was worth on the day, which on an older hull is a good deal less. Agreed value costs more; on most Gulf boats it is the one worth having.
Is hurricane haul-out covered?
Many Florida watercraft policies reimburse part of the cost of hauling or securing a boat when a named storm is forecast, and some require you to have a written hurricane plan on file. There may also be layup periods and navigational limits that affect where and when you are covered. We will read those warranties with you before you need them.
Is a jet ski covered under a boat policy?
Personal watercraft are usually written separately or added by endorsement rather than assumed. Liability limits and operator-age conditions differ from a hull policy. Tell us what is on the trailer and we will make sure everything on it is actually on the policy.

Flood

Does my homeowners policy cover flood?
No. Flood is excluded from every standard Florida homeowners policy, without exception. Water that arrives across the ground is a flood claim and is paid by a separate policy; rain that comes in through a roof the wind opened belongs to homeowners.
Is flood insurance required?
If the property sits in a high-risk A or V zone and carries a federally backed mortgage, the lender must require it. Everywhere else it is optional and cheaper, and worth pricing before you decide against it: much of the flooding in these two counties happens outside the high-risk zones.
NFIP or private flood?
We place both. The federal programme caps what it will pay on a building; private flood can go higher and can move faster on larger homes. Which one fits depends on the actual house, so bring the address.
When does a new policy take effect?
Usually not the day you buy it. Most new flood policies carry a waiting period, with exceptions such as a policy bought at a loan closing. That is why the time to buy is before a storm has a name. Call and we will tell you what applies to yours.
My zone changed on the new maps. What should I do?
Bring the letter and the address. Map revisions run panel by panel, not countywide, and if a revision moves you into a higher-risk zone there are grandfathering provisions that can hold your rating, provided the policy is in force before the new map takes effect.

SR-22 & FR-44

What is an SR-22?
Not an insurance policy. It is a certificate your carrier files with the State of Florida proving you carry the liability coverage the state has ordered after certain violations. We place the policy and the carrier makes the filing.
What is an FR-44, and how is it different?
Florida’s filing after a DUI conviction. It works the same way but requires higher liability limits than an SR-22. The limits are set by statute and they change; a licensed agent will confirm the figures that apply to your case.
I do not own a car. Can I still get the filing?
Yes. A non-owner operator policy carries the filing for someone who drives but has no vehicle titled to them, and it is often the least expensive way to meet the requirement.
Will the filing itself raise my premium?
The violation behind it matters far more than the form. We place with carriers that accept records with violations and quote more than one, so the figure is in front of you.
How fast can it be filed?
The carrier makes the filing once the policy is bound. If a licence-reinstatement deadline is on you, call the office first and we will tell you exactly what we need and how fast it can move.
